Will an end-of-tenancy clean guarantee my bond back?

No cleaning company can guarantee a landlord's decision. A bond can also be deducted for damage, unpaid rent or missing items, which no clean fixes. What a thorough clean does is deal with the usual cleaning deductions: the oven, the rangehood filter and the bathroom.

How long does an end-of-tenancy clean take?

Usually four to eight hours, depending on the size of the property and its condition. The cleaner sees the property size and scope before accepting the job.

Do I need to supply cleaning products?

No. Servy cleaners bring their own products and equipment.

Is carpet cleaning included?

Vacuuming is. Professional carpet shampooing isn't part of the clean. Check your tenancy agreement and, if you have a pet, the conditions your landlord set when consenting to it.

Can I cancel or reschedule?

Yes. Cancelling with more than 24 hours' notice costs nothing. Inside 24 hours, or if you're not there when the provider arrives, a cancellation fee equal to one hour of the provider's rate applies.

What's included

Kitchen

Inside the oven, including the glass, racks and trays. The rangehood filter, benches, splashback, and cupboards inside and out. Oven grease is one of the most common bond deductions.

Bathrooms & laundry

Shower, bath, toilet, vanity, mirrors and tapware, with soap scum and surface mould spots cleaned off.

Bedrooms & living areas

Wardrobes and drawers inside, skirting boards, light switches, windowsills and tracks, then vacuumed and mopped floors.

Professional carpet shampooing, exterior house washing and repairs aren't part of an end-of-tenancy clean. Filling holes or fixing damage is handyman work. If your property manager has given you a checklist, add its items to the booking so the cleaner sees them before accepting.

What the law asks for when you move out

Under section 40 of the Residential Tenancies Act, you have to leave a rental "reasonably clean and reasonably tidy" and remove all rubbish. Fair wear and tear is allowed, and you aren't required to return the place cleaner than it was when you moved in. Your move-in photos are your best evidence if that comes up.

Your bond can't be more than four weeks' rent. On a $600-a-week Auckland rental, that's $2,400 riding on the inspection.

Do you need a professional carpet clean?

Only if the carpet needs it to get back to the condition you received it in, or your tenancy agreement says so. A thorough vacuum and spot treatment is often enough. The exception is pets: since 1 December 2025, a landlord who allows a pet inside can make a professional carpet clean at move-out a condition of that consent.

Book the clean for the right day

Book the clean after the furniture is out and before the final inspection. An empty house is faster to clean, and the cleaner can get behind the fridge and inside every wardrobe. Most end-of-tenancy cleans take four to eight hours depending on size and condition, so leave a full day between the movers and the inspection if your dates allow it.
